Spectivon for project finance lenders
Lenders need to know which environmental and permitting risks stand between a project and financial close, where each fact came from, and what remains outstanding after close. Spectivon is an environmental due diligence, permitting, and compliance platform for renewable energy. It reads the project documents your team holds in its own SharePoint and returns a risk register in which every finding is cited to its source page, labeled by who produced the source, and tagged by the deal phase or deal gate it must clear.
What matters to a lender
- Which risks must be resolved before close, and which can wait. Findings carry a deal phase (closing condition, pre-close, post-close, operational, or informational) and, where your organization has configured them, a deal gate such as before financial close or before notice to proceed.
- Who said so. Each document is classified as seller-produced, independent, or ambiguous. Documents produced by the sponsor or seller fall under "seller-produced", and a finding drawn from one carries a "Seller estimate, unverified" badge.
- Whether the documents agree. When two documents state different facts about the same thing, Spectivon shows a conflict instead of choosing quietly.
- What was not reviewed. Coverage is shown per document, unread pages are listed by number, and an expected-versus-present checklist shows which document types are missing.
How it works for a lender
Your team keeps the project documents in its own SharePoint and signs in with its own Microsoft account; Spectivon never sees those passwords. Spectivon reads the documents in place, nothing is migrated, and original files are never stored. Every finding's quote is confirmed word for word on the cited page. A ranked list of top risks with a written rationale gives your team the starting point, a due diligence memo can be generated from the current findings, and questions to the sponsor are tracked in one structured Q&A log instead of across email.
After close
With the Asset Management module, the same project record carries permits and permit conditions forward into the loan term: a permit matrix across the assets you lend against and a compliance calendar of dated obligations, each linked to the page it came from, kept current as new documents arrive.
