Renewable Energy  ·  Diligence Through Ownership

Know what your
documents
commit you to.

Spectivon reads your project files where they sit in SharePoint and returns a risk register cited to the exact source document and page, with every finding checked against its source. After close, the same record becomes the permit and obligation tracker you run the project on. Built for solar, wind, storage, and renewable infrastructure.

The Problem

The document record breaks down at every handoff.

01

Risk buried in data rooms

Sellers hand over dozens of reports and thousands of pages. Understaffed teams review every one manually, under deadline, without specialized tools. A missed Section 404 permit or USFWS consultation letter becomes a post-close liability the price never accounted for.

02

Q&A scattered across tools

Questions started in Excel. Answers came back via Teams. The log is split across three places and nobody's sure which version is current. Things fall through the cracks.

03

No portfolio-level visibility

Twelve projects in diligence, dozens more in operation, each with a different risk profile, stage, and set of open obligations. No single view. No way to know what needs attention this week.

04

Specialists come in late

Environmental SMEs typically see the data room after commercial terms are shaped. By then, a fatal flaw costs leverage, not just time. Spectivon puts a first-pass, page-cited risk register in front of your team at the start of review, before terms harden.

05

Everything you learned at close gets abandoned

The risk register, the permit conditions, the mitigation commitments, the consultation letters. Months of specialist work, filed and forgotten. Two years later somebody is re-reading the same USFWS letter to answer a question diligence already answered.

The Platform

One record, from first look to final year.

For diligence teams

Get to the fatal flaw before it costs you leverage.

Findings, not summaries

Every environmental, permitting, and compliance risk, with severity, category, recommended action, and a citation to the exact source document and page.

Checked against the source

Every finding quotes the passage it rests on, and that quote is confirmed word for word on the cited page before you see it. AI cannot slip in something the documents do not say.

Conflicts surfaced, not settled quietly

When two documents disagree about the same fact, it appears as a conflict. Duplicates across documents are merged and routine items are set aside so the top risks stand out.

Structured seller Q&A

One log for every question and answer, instead of Excel, Teams, and email disagreeing with each other. Import seller responses from Excel and export the log when you need to send it.

Specialists in from the start

A first-pass risk register in front of your environmental SMEs before commercial terms harden.

Your whole pipeline at once

Every active deal's risk profile and stage in a single view, in the same projects table as the projects you already hold, switching between All, Owned / Pipeline, and Potential Acquisitions in one click.

For asset managers and developers

Every project you hold, from early development through operation.

The project doesn't get handed off at close

It keeps going. The same project record carries the risk register and permit conditions forward into ownership, not exported, not rebuilt, not started over.

Extracted from your documents, reviewed by your team

Permits and conditions are extracted from the same documents and arrive as proposals: new permits, proposed updates, ambiguous matches. A person accepts or rejects each one before it enters the matrix, and rejections are remembered.

Conditions tracked to a date

Open permit conditions live in the Compliance Calendar, tracked to a due date across every asset you hold, whether the trigger is a fixed date, a recurring requirement, a project milestone, or an ongoing obligation. Conditions that cannot yet be dated are listed, not lost.

Every value traced to its source

Every permit field and condition links back to its source document and page, one click from the original record. Permit numbers, dates, and statuses are recorded only when the document's own words state them.

Portfolio-wide visibility

Permit and compliance status across your whole portfolio in the Permit Matrix and Compliance Calendar, and File Audit across your whole project library: which studies each project has, and which files look misplaced, duplicated, or draft only.

A schedule that shows the miss

A critical-path schedule with dependencies, float, and baselines. If the work cannot finish by a contractual date such as COD, the schedule shows by how many days it will miss, instead of quietly showing the date as met.

Ask a project’s documents a question. With either module.

Document Chat answers questions about a project with citations to the source document and page; PDFs open at the cited page. With the Due Diligence module, one click turns an answer into a Q&A log question or a risk finding, drafted for you to review.

How It Works

All Spectivon needs is read access to your SharePoint.

No migration, no re-filing, no copy of your files living somewhere else.

01

Connect your SharePoint

Paste the link to each project's SharePoint folder and sign in with your own Microsoft 365 account. Spectivon reads the files where they sit, read-only, and can open only what you can already open. It never sees your password.

02

AI scans every document

The platform reads every indexed document, identifies environmental, permitting, and compliance risks, and reports each one with a citation to the exact source document and page. Each finding's quote is confirmed on the cited page. Coverage is shown per document, and any page left out, such as a contact list kept out to protect personal information, is listed by page number.

03

Work the deal, then work the asset

Track findings by severity and deal phase, manage seller Q&A in a structured log, generate the due diligence memo, and carry the record into the projects you acquire, alongside the ones you develop yourself: permits and conditions extracted from the same documents, reviewed by your team, and tracked in the Permit Matrix, Compliance Calendar, and project schedule.

Why the output holds up.

Every finding, permit field, condition, and document-derived schedule date links to the document and page it came from. Every finding is checked word for word against the cited page before you see it. Gaps are shown as gaps: partial coverage, conflicting documents, unverified seller estimates, and quantities the documents never state. Extracted permit and schedule data goes through your review before it becomes record, and your edits are never overwritten by a later scan. That holds whether the document is three weeks old or three years old.

Security

Built for confidential project documents.

Diligence files, permits, and agency correspondence are confidential, and your team will rely on them for years. The security model reflects that.

Your documents stay in your SharePoint

Spectivon never saves your document files. It opens them from SharePoint, pulls out the text, and keeps only that text, its embeddings, and the findings derived from it. The files themselves stay where they are.

Your access, nothing more

Spectivon reads with your own Microsoft 365 sign-in and can open only what you can already open, read-only. It never sees your password; it holds an encrypted access token that you, or your IT team, can revoke at any time.

Data isolation by design

Each company's data can be read only by that company's users, enforced by row-level security on every database table, in the database itself, not by application logic alone.

Enterprise compliance readiness

An audit log of connections, indexing, scans, and memos. Microsoft access tokens encrypted at rest. Built on infrastructure providers that hold SOC 2 Type II attestations, including Microsoft Azure and Anthropic. All of your data is deleted within 30 days of contract termination or a written request. Spectivon's own SOC 2 certification is planned, not yet held.

Built by Nathan Shemella, who screened renewable projects for environmental fatal flaws at NextEra, then ran environmental permitting and compliance data for a renewable energy portfolio at Enel North America.
